Code Assessable Combined Reconfiguration of a Lot and Material Change of Use
This proposal required the subdivision of an existing lot, in order to create two new lots and retain the existing dwelling. The rear lot proposed a two storey Dual Occupancy. Each new dwelling comprised three (3) bedrooms, three (3) bathrooms, a laundry, living area, kitchen, two (2) parking spaces and private outdoor open space.
Impact Assessable Material Change of Use
This Dual Occupancy was situated on a corner block in Biggera Waters. The development was in an attached configuration and each dwelling addressed a separate road frontage. Both dwellings conveyed three (3) bedrooms, two (2) bathrooms, private open space, and had an open plan kitchen, dining and living room layout. We provided alternative outcomes regarding density, setbacks, private open spaces, and crossover separation distances, in order to gain approval in the Low Density Residential Zone.
